Confirm the property and the parties

Names, boundaries, unit details, measurements and identity records should be consistent across the transaction documents. Any representative or attorney acting for a party requires separate authority review.

Follow the chain and present status

Review the available title history, possession, existing occupation, charges, disputes, approvals, society or authority records and any restriction affecting transfer or use.

  • Ask for missing links rather than assuming they do not matter.
  • Distinguish original records from copies and summaries.
  • Align payment stages with document and possession milestones.

Plan for non-completion

The agreement should address representations, default, refunds, possession, document delivery and what occurs if approval, finance or title issues prevent completion.
